What is fractional co-ownership (and how is it different from timeshare)?

You co-own a real home with a small group (e.g., 4–8 owners). Your share gives you deeded/equity ownership and resale rights at market value. Timeshare = usage only, no real equity.

How Is it structured in Spain?
Typically, the property sits in a Spanish S.L. company, and you purchase 1/8 shares in that S.L. Your rights (use, costs, rules, resale) are set out in a co-owners’ agreement. Notary/KYC and proper company records are part of the setup.

A fair-rotation calendar spreads peak weeks (summer, Easter, Christmas/New Year) across owners each year. Booking is via an app/portal, with sensible minimum stays (longer in July–August). Swaps between owners are easy if everyone agrees.

You pay your pro-rata share of: community fees, utilities, insurance, cleaning/linen, routine maintenance and a small reserve fund. A local manager handles check-ins, cleaning, minor repairs and owner support; larger cap-ex is pre-approved by owners.
