Do I need an NIE to buy a Spanish fractional share?
Yes. Every foreign buyer of a Spanish fractional share needs an NIE (Número de Identificación de Extranjero) before completion, even though the property is held in an SL rather than personally.
The short answer: Yes. An NIE (Número de Identificación de Extranjero) is required for any foreign buyer who becomes a member of a Spanish SL — including fractional ownership buyers. The NIE is a tax identification number, not a residency document. It can be obtained from a Spanish consulate in the buyer's country or in Spain directly; the operator usually facilitates the application as part of the purchase process. Allow 4–8 weeks for issuance. The NIE is a one-time obtention and works for any future Spanish dealings (not just this fractional purchase).
What an NIE is
The NIE — Número de Identificación de Extranjero — is the Spanish tax identification number for foreign individuals. It is required for any meaningful financial or legal interaction with the Spanish system: opening a bank account, signing property paperwork, becoming a company member, paying Spanish tax. It is not a residency permit and confers no immigration status.
Why a fractional buyer needs one
A Spanish fractional purchase involves becoming a registered member of a Spanish SL (Sociedad Limitada) that owns the property. The SL is a Spanish legal entity, and any of its foreign members must be identifiable to the Spanish tax authority. The NIE is the identifier. Without it, the share-purchase paperwork cannot complete.
How to obtain an NIE
Two routes.
Via Spanish consulate in your country. Most Spanish embassies and consulates worldwide process NIE applications. Documents typically required: passport, completed Modelo EX-15 form, justification for needing the NIE (the operator provides this as part of the purchase process), payment of the consular fee (~€10–€30). Processing time: 4–12 weeks depending on the consulate's workload.
In Spain directly. Application at a designated police station (Comisaría de Extranjería) or at the operator's appointed Spanish lawyer/gestor. Often faster than the consular route — 1–4 weeks. Buyers visiting Spain for a property viewing can sometimes apply during the same trip.
Most fractional operators have an established process and either handle the application directly via their Spanish gestor or guide buyers through it step-by-step.
The fee picture
Consular application fee: typically €10–€30. Gestor-assisted application in Spain: typically €200–€500 for end-to-end handling including translations. Some operators include the NIE assistance fee within the purchase package; others charge it separately.
Timing — when to start
Apply for the NIE as soon as you commit to a Spanish fractional purchase, even before signing the final share-purchase agreement. The 4–8 week processing time can otherwise delay completion. Operators typically flag this early in the buyer journey.
If you already have an NIE
The NIE is a one-time obtention valid for life. If you've previously bought Spanish property, opened a Spanish bank account, or applied for Spanish residency, you already have an NIE. Just provide the existing NIE number to the operator — no re-application needed.
Joint NIEs for couples
Each individual purchaser needs their own NIE. If a couple buys a share jointly, each partner needs to apply separately. If a couple buys through a personal holding company, the company also needs Spanish identification (NIF) in addition to each individual's NIE.
What the NIE does NOT do
The NIE is not a residency permit. It does not grant you the right to live in Spain. It does not affect your Schengen-zone 90/180 day limit. It is purely a tax identification number for Spanish administrative purposes.

Three questions. Does the operator handle the NIE application as part of the purchase, or is it the buyer's responsibility? What is the operator's typical timeline from buyer commitment to NIE issuance? Is the NIE-related fee included in the headline share price or charged separately?
