Can COP help me sell my existing fractional ownership share?

Where the operator is in our partner network, yes — we can list the share on our marketplace alongside new inventory to extend its visibility. Where the operator isn't a partner, we typically can't help directly with the resale process.

The short answer: Partly. Where the operator running your share is part of our partner network, yes — we can list your resale share on our marketplace alongside new operator inventory, extending its visibility to our buyer audience. The actual transaction still goes through the operator's standard resale process; we just add a discovery channel. Where the operator isn't in our partner network, we typically can't help directly because we don't have the operating relationship needed to process resales. In that case, the operator's own resale desk is the right starting point.

What COP can do for partner-operator resales

When you own a share from one of our partner operators, we can typically support the resale process in three ways. First, list your share on the COP marketplace alongside the operator's new inventory, giving it exposure to our buyer audience. Second, refer interested COP buyers to the operator's resale desk so they can transact through the standard channel. Three, factor your resale into our destination-specific buyer's guides where relevant.

We don't transact the resale ourselves — the operator's resale desk handles the legal documentation, KYC on the buyer, LLC membership transfer, and payment escrow. We're a discovery channel that extends visibility, not a transaction processor.

What COP can't do

For resale shares from operators outside our partner network, we typically don't have the operating relationship needed to process resales. The operator's own resale desk (or a third-party broker familiar with that operator's process) is the right starting point. We can sometimes help with general advice on positioning the resale, but we can't list it on our marketplace.

What it costs the seller

The operator's standard resale commission applies (typically 3–6% of sale price). COP doesn't charge the seller separately for listing on our marketplace — the operator pays us their standard referral commission if a buyer we surface completes the resale transaction, just as for new-inventory introductions.

Where to start as a seller

Two paths.

If your operator is a COP partner: contact COP at info@co-ownership-property.com or via the marketplace contact form. Mention you're an existing owner looking to resell. We'll route you to the right resale process and discuss whether listing on COP makes sense for your specific share.

If your operator isn't a COP partner: contact the operator's own resale desk first. Most established operators have documented resale processes. If you want a second opinion or have questions about positioning, we're happy to advise without obligation, though we can't process the resale itself.

What about completely independent resale

A small minority of fractional owners try to sell their share independently of the operator — through their own lawyer or a third-party broker. This is technically possible (the LLC membership transfer is a standard legal instrument) but typically harder than using the operator's process: you lose access to the operator's buyer pipeline; you pay your own legal/marketing costs; you may face complications with the operator's right of first refusal (where the operating agreement gives the operator first option on transfers). For most owners, the operator's resale process is the path of least resistance even with the operator commission.

What COP doesn't do for sellers

Three things. We don't act as legal representatives in the resale transaction (use a lawyer for that). We don't valuate shares independently of the operator's standard process. We don't take inventory positions or buy shares ourselves.

The COP marketplace includes both new and resale listings — buyers can browse both, and sellers can request a listing assessment for partner-operator shares.
