Europe (euro-priced)173€195,000
United States109$721,000
All dollar-priced homes124$719,000

“All dollar-priced homes” adds the 15 homes outside the United States that are quoted in dollars (Mexico 7, England 3, France 2, Italy 2, Spain 1) to the US homes. Euro and dollar figures are never combined into one number.

By country

Entry is the cheapest share in that market; P25 and P75 bound the middle half of it; top of market is the dearest share listed. Whole-home €/m² multiplies a share price by the number of shares and divides by floor area. Each country is reported in the currency most of its homes are priced in; 5 listings quoted in the other currency are left out of these rows rather than blended into a mixed-currency median.

Method

Sample. Every home listed on co-ownership-property.com on 23 October 2026 with a published share price: 297 live listings across 11 countries. Homes that were hidden or sold that day are not included, and homes without a public price are excluded rather than estimated.

Asking prices. Every figure is an advertised asking price, not an achieved sale price.

What a “share price” is. The advertised price of one fractional share — most often one eighth (98% of the set) — including the furnished home, the legal structure that holds it and the managed service. It is not a deposit and not an annual fee. This index publishes share prices only.

How share size is normalised. Share prices are reported as listed. Where a whole-home figure is needed, the share price is multiplied by that home’s own number of shares (eight where none is recorded), then divided by floor area where a home publishes one. It is a like-for-like comparator against ordinary agency listings, and it will read above a bare valuation because it carries the furnishing and structure with it.

Medians, not averages. Every headline figure is a median, and quartiles are nearest-rank with no interpolation. Countries need at least three homes for a median, regions at least four, and a €/m² figure at least three homes with a published floor area.

Currencies. Euro and dollar markets are reported separately throughout and no figure in this edition is converted between currencies.

Independence. Co-Ownership Property lists homes from several companies. This index counts homes from every one of them and names none; all figures are computed from published listing prices.

A fixed edition. These figures were computed once, on 23 October 2026, and stored with the site. They will not be updated or corrected to match later data; later movement shows on the live index.
