Most co-owned homes begin with a booking app. This one begins with a calendar.

The newly listed Rochebrune Retreat in Megève is offered in eight shares, but the proposition is not simply “around six weeks” selected later. The property-specific description says that each share carries three fixed two-week stays: one in winter, one in summer and one in the shoulder season. That gives an owner 42 nights whose dates are known before purchase.

For the right household, the certainty is a strength. School calendars can be checked, flights compared and guests invited without waiting for an annual allocation. For the wrong household, it is a reason to choose another share. The important decision is therefore not whether Megève is appealing—it plainly is—but whether one particular set of six weeks fits the way you actually travel.

The useful question is not “How many weeks do I own?” It is “Which weeks do I own, what do they cost, and would I use them repeatedly?”

The calendar comes before the floor plan

Flexible booking systems suit owners whose diaries change. Fixed dates solve a different problem: uncertainty. With a known winter fortnight, families can plan ski school and annual leave well ahead. A summer fortnight creates room for hiking, long lunches and time in the garden. The shoulder-season stay can become the quieter trip when the village feels less like a resort and more like a home.

The trade-off is equally clear. A fixed calendar does not adapt automatically when school holidays move or work commitments change. The listing says shares are priced according to the weeks attached to them, and the published “from” price is the least expensive of the eight. A Christmas or February share may therefore carry a different price from one built around quieter dates. Buyers should ask for the complete share-by-share calendar and price sheet before comparing this home with a more flexible co-ownership model.

This is also why a general description of a one-eighth share is not enough. COP explains that a typical one-eighth interest provides around six weeks a year, but exact nights and booking rules belong to the individual home. Here, the property-specific schedule is the central feature of the offer.

Read the two public numbers before reserving

The live material currently contains two discrepancies worth resolving in writing. The generic fact panel on the COP property page says 45 nights a year, while the property-specific description says three fixed two-week stays—42 nights. COP lists the apartment at 119 m²; the operator’s current portfolio page gives 1,426 sq ft, equivalent to roughly 132.5 m².

Published source Annual use Interior size Entry price
COP fact panel 45 nights 119 m² About €207,000 for 1/8
Property-specific schedule 3 × 14 nights = 42 119 m² in listing description Varies with the fixed dates
Operator portfolio Fixed dates; request calendar 1,426 sq ft (about 132.5 m²) From $239,626

These may be presentational differences rather than changes to the physical home or ownership. Nevertheless, a buyer should not have to infer which figure controls. Ask for the measured floor plan, the signed share schedule, the exact purchase price for the chosen calendar, and the rules for any exchange or unused stay. The contractual documents—not a badge or currency conversion—must be the final reference.

Why two weeks at a time changes the home you need

A fortnight asks more of an apartment than a long weekend. There are more clothes, more meals and more moments when a family wants to separate rather than gather. That is where the layout of this home becomes persuasive.

The apartment is arranged over two levels with four bedrooms and three bathrooms. Three bedrooms are described as en suite, while a separate children’s room and family games room create places that do not depend on the main living area. The open-plan kitchen, dining and sitting space remains the communal centre, but it is not required to perform every function at once.

That distinction matters in co-ownership. A bedroom count can make two properties look similar in a search filter. In use, a home that allows early sleepers, teenagers and adults to follow different rhythms often feels larger than one with the same nominal area and a single social space. The private cellar, ski locker and two parking spaces also remove everyday friction: skis and boots need not colonise the entrance, and summer equipment can remain at the home between visits.

Rochebrune makes the winter block useful

The operator describes the apartment as being minutes from Megève’s centre and the Rochebrune lifts. That wording is useful orientation, but buyers should confirm the exact route and whether they would walk it in ski boots. The location itself is well chosen: Rochebrune is one of the sectors in the Évasion Mont-Blanc ski area, which the official tourism office says covers more than 400 km across Rochebrune, Mont d’Arbois, Jaillet, Combloux, Saint-Gervais and Les Contamines.

For winter 2026, Megève Tourism currently lists a limited opening on 5–6 December, a further partial opening from 12 December and the general opening on 19 December. Those dates were checked on 12 October 2026 and remain dependent on weather and operating conditions. They also demonstrate why the fixed calendar must be read literally: an early-December fortnight is not equivalent to a Christmas or February fortnight, even when both are labelled “winter”.

Rochebrune’s historic cable car arrives at 1,753 metres and gives access to the Rochebrune–Cote 2000 sector. The tourism office also identifies family facilities and play areas reached by the cable car. For owners travelling with children or non-skiers, those details can make a winter stay broader than a daily race for first lift.

Summer is not the consolation prize

A fixed summer fortnight works best when the home and the destination both reward slower days. Here, the apartment has a roughly 150 sq ft terrace and adjoining private garden. They are not decorative additions: they extend breakfast, play and reading outdoors, and give a group somewhere to spread out after a walk.

Megève is built for that change of pace. The commune records 50 km of marked paths within its territory, while the Rochebrune cable car and its family attractions operate in both summer and winter. The pedestrianised centre and seasonal free Meg-Bus network make it possible to mix walks, village time and cable-car outings without turning every day into a driving itinerary.

The practical access is also favourable for repeat visits. Official visitor information places Geneva Airport at roughly 70 km, or about 1 hour 15 minutes by car or transfer, and Sallanches–Combloux–Megève railway station about 12 km away. Those are guide figures, not promises in mountain traffic, but they matter when the ownership model assumes three arrivals every year rather than one exceptional holiday.

The shoulder block is the honest test

Many buyers can imagine winter snow and summer sunshine. The quieter block reveals whether the home is a genuine second-home choice or simply a holiday product with an attractive fraction.

Shoulder dates may bring calm roads, easier restaurant tables and a more local rhythm. They can also coincide with lift closures, reduced seasonal services and weather that resists a neat label. A two-week stay still has value when the apartment itself works well: cooking, reading, remote work, village errands and walks can replace a packed activity programme. The terrace, garden, games room and separate bedrooms are therefore as relevant in May or October as the ski locker is in February.

Before buying, ask for the exact shoulder dates over several future years if they rotate, and check which lifts, shuttles and local services normally operate then. If the weeks never change, test them against family calendars beyond the first year. Certainty is only useful when it remains useful.

A fixed-week buying checklist

This listing is a co-ownership interest in a specific home, not a contractual timeshare. The exact legal interest may be held directly or through the entity that owns the property, depending on the transaction documents. COP introduces the opportunity; the responsible operator and the buyer’s advisers must explain the ownership, management and use terms before purchase.

  • Match the share to real diaries. Obtain the exact winter, summer and shoulder dates for the share—not a sample calendar.
  • Reconcile 42 and 45 nights. Ask which number is contractual and whether any additional nights or short-notice use explain the difference.
  • Confirm the measured area. Request the plan and official measurement that explain the 119 m² and 1,426 sq ft figures.
  • Understand flexibility. Check whether owners may swap weeks, lend them to guests, rent unused dates or take additional vacant nights, and on what terms.
  • Read the full annual budget. Ask for management, cleaning, maintenance, insurance, taxes, utilities and reserve-fund assumptions, plus how exceptional works are approved.
  • Plan the exit before entering. Review resale procedure, transfer fees, rights of first refusal and any minimum holding period. Do not assume an instant resale or guaranteed price.

Fixed weeks are neither better nor worse than flexible booking. They are more legible. When the dates fit, they turn an abstract allocation into three holidays that can be placed in the family calendar today. When they do not, no games room or ski-area statistic can compensate.

Frequently asked questions

How much use comes with this one-eighth share?

The property-specific description says three fixed two-week stays—one winter, one summer and one shoulder-season block—totalling 42 nights. The public page currently also shows a generic 45-night badge, so the signed calendar and contract should confirm the controlling figure.

Can the owner choose different weeks each year?

The listing says the dates are fixed when the share is purchased rather than selected later through an annual booking process. Any exchange, additional-stay or rental option should be confirmed for this exact home.

Why do the eight shares have different prices?

The listing states that price depends on the dates attached to each share. Weeks covering Christmas, school holidays or other peak periods may therefore be priced differently. The advertised amount is a starting price, not necessarily the price of every calendar.

Is the apartment 119 m² or 1,426 sq ft?

COP currently publishes 119 m², while the operator portfolio publishes 1,426 sq ft, approximately 132.5 m². Ask for the measured floor plan and the definition of the stated area before reserving.

Does a share guarantee ski conditions?

No. Resort opening, snow cover, individual lifts and pistes always depend on weather and operations. A fixed winter block secures dates in the home, not snow or access to every part of the ski area.
