Nice or Antibes? Two Riviera Shares €20,000 Apart
Two Côte d’Azur shares reveal what €20,000 changes: a private Nice garden or more space, a second bathroom and a wraparound terrace in Antibes.

Twenty thousand euros is not a trivial difference, but on the Côte d’Azur it can be surprisingly difficult to see what it buys. Two new COP listings make the comparison unusually clear. In the hills above Nice, €119,000 buys a 1/8 share of a 71 m², two-bedroom garden apartment. In Les Bréguières, Antibes, €139,000 buys a 1/8 share of an 87 m², two-bedroom apartment with a wraparound terrace.
Both are new-build homes with a shared pool, two bedrooms and managed co-ownership. Both listing pages currently advertise at least 44 nights a year. Yet they answer different second-home questions. Nice prioritises a private patch of ground, a partial sea view and the infrastructure of a city. Antibes adds 16 m², a second bathroom and an outdoor room designed around morning and evening light. The better buy depends less on which town wins a postcard contest than on how the home will be used.

Nice: the garden and the city
The Nice share is the lower-cost entry point, but it is not simply the smaller home. Its private garden changes the character of a 71 m² apartment. Breakfast can move outside without leaving the property; children have somewhere level to play; an owner staying for several weeks gains a buffer between the living room and the communal grounds. For some buyers, that patch of private green is worth more than an extra bathroom.
The setting is described as a quiet hillside above Nice, with a partial Mediterranean view. That wording matters. This is not a front-line Promenade des Anglais apartment, and the city’s restaurants and beaches are reached by going down the hill. Buyers should ask for precise walking, driving and public-transport times rather than treating “Nice” as a single, uniformly walkable neighbourhood.
What Nice adds is metropolitan range. The Promenade des Anglais runs for almost seven kilometres along the Baie des Anges. The city’s historic identity as a winter resort is recognised by UNESCO, a useful reminder that Nice is not only a high-summer address. Airport tram line 2 links both terminals with central Jean Médecin and Port Lympia; the airport says the centre is reached in under 30 minutes. For frequent short visits, that connection can be as valuable as another room.
Antibes: more room for company
The Antibes share costs €20,000 more and adds 16 m². The crucial upgrade, however, may be the second bathroom. Two couples can use the apartment without negotiating a single morning queue; parents and older children have more privacy; a working guest can occupy one bedroom without making the rest of the stay feel improvised.
Its wraparound south-east-facing terrace is another kind of outdoor space. A garden invites bare feet and unhurried afternoons. A terrace wrapping around the living area can be better for a table, loungers and different pockets of sun. The listing places the apartment in Les Bréguières, a greener residential part of Antibes rather than inside the old town, so again the exact address and journey times deserve checking.
Antibes rewards repetition. Its official tourist office links the medieval town, seafront ramparts, Provençal market, Port Vauban and the Safranier quarter in a compact walking circuit. A longer stay can extend around Cap d’Antibes on the Tire-poil coastal path or into Juan-les-Pins for the beach and evening. Nice and Antibes are also linked by frequent regional rail services; individual journey times vary, but the fastest current timetable examples are about 15 minutes. The choice is not isolation versus access. It is city scale versus a smaller coastal rhythm.
What the €20,000 premium really buys
Dividing the price difference by the extra floor area produces €1,250 per additional square metre, but that number is only a rough comparison between two share asking prices. It is not a local price-per-square-metre valuation, and it ignores fit-out, orientation, garden value, fees included in the share price and the different underlying homes. The more useful calculation is behavioural.
If owners normally travel as a couple, the Nice home may already provide all the indoor space they need, while leaving €20,000 outside the purchase. If friends or adult children join several times a year, Antibes may prevent a recurring compromise: one bathroom for four people, luggage spilling into the living room and a terrace too small for everyone to dine comfortably. Space used repeatedly is different from space admired on viewing day.
The comparison should also include annual costs. A larger apartment can carry a higher share of service charges, utilities, insurance, cleaning and reserves, although the exact allocation depends on the ownership and management documents. Ask for a complete annual budget for each home, the assumptions behind it and any one-off completion or furnishing items. A €20,000 purchase-price gap is only part of the ownership-cost gap.
The calendar deserves equal weight
Both public pages advertise 1/8 deeded co-ownership and a minimum of 44 nights a year, with stays scheduled between owners. That is more specific than the broad shorthand of “about six weeks” often used for a 1/8 share, but it still does not answer every practical question. Buyers need the actual booking rules: advance windows, peak-season allocation, school-holiday treatment, minimum stay, exchange rights, guest use and what happens to unused nights.
They should also confirm how title is held, which entity owns or manages the home, what can be transferred on resale and which fees apply. Ownership of an interest in a property or its owning entity is not the same as purchasing contractual holiday points, but the exact legal structure comes from the executed documents. COP introduces buyers to the opportunity; it is not the operator and does not set the calendar or running-cost rules.
Which Riviera share fits which owner?
Choose Nice if the journey is part of the value
Nice makes the strongest case for owners who expect frequent shorter stays, enjoy a broad choice of restaurants and culture, and value a private garden more than a second bathroom. The lower share price also leaves more room for travel and ongoing costs. The trade-off is that a hillside address may encourage taxi or car use, so precise access matters.
Choose Antibes if the home must host well
Antibes is the more convincing option for two couples, owners with older children or anyone who wants the home to function as a gathering place. The second bathroom and 16 extra square metres are practical upgrades, while the terrace suits long shared meals. The trade-off is a higher purchase price and potentially higher running costs.
Neither decision has to be made in isolation. The two towns are close enough to visit on the same inspection trip, and COP’s current France collection gives useful price context. - Which apartment is the share tied to, and are the garden, terrace, orientation and partial sea view protected in the final plans?
- What is included in the €119,000 or €139,000 price, including furniture, acquisition costs and reserves?
- How are the 44 nights allocated, especially in July, August, Christmas and school holidays?
- What is the full annual owner budget, and how can service charges or reserve contributions change?
- What are the completion, snagging and resale arrangements, including delays, warranties, transfer fees and rights of first refusal?

Are these whole-property prices?
No. €119,000 and €139,000 are current asking prices for 1/8 ownership shares. They are not whole-property values and should not be treated as completed sale prices.
Does a 1/8 share always provide 44 nights?
No universal rule fixes the number of nights. These two public listing pages currently state 44 nights a year minimum. Exact availability, peak dates and booking rights depend on the relevant contract and calendar.
Is Nice better for arriving without a car?
Nice has the stronger airport-to-centre public-transport link, but the featured home is in a hillside setting. Ask for the precise address and test the door-to-door journey. Antibes has regional rail links but the Les Bréguières apartment may also require a bus, taxi or car.
Can unused stays be rented?
Do not assume so. Rental permission, management, commissions, taxes and restrictions must be confirmed for the specific share. No rental return should be treated as guaranteed.
