Both are one-eighth shares. Both look towards water and mountains. The small price gap makes the comparison interesting because the ownership experiences are not interchangeable.
These are deeded co-ownership interests, not timeshares. A buyer owns one-eighth of the property-owning structure and participates in the value, costs and eventual resale of that interest. A timeshare normally buys a recurring right to occupy accommodation. Here the home itself is divided into ownership shares and managed for the co-owners.
The Map Creates Two Kinds of Lake Week
Costermano sits on the hills above the eastern shore of Lake Garda, close to the town of Garda. Costermano: Cycling, Olive Groves and a Longer Table
Lake Garda’s official tourism site lists more than 1,000 kilometres of marked cycling trails across the lake’s eastern, western, northern and southern sectors. One east-shore route is especially relevant: the 22.1-kilometre “Hills and Lake” circuit passes Albarè, Castion, Marciaga, Valdoneghe and medieval Costermano through vineyards, olive trees, cypresses and oak woods.
The food follows the landscape. VisitGarda describes extra-virgin olive oil, freshwater fish, polenta and wines shaped by the lake’s three regions. Its olive-oil guide identifies Costermano among the communes producing Garda Orientale DOP oil. On Sunday morning, the Campagna Amica market in Piazza San Francesco runs from 8am to 12.30pm throughout the year, with wine, oil, olives, vegetables, cheese, meat and preserves among the listed produce. That gives an October or early-November stay a believable rhythm: market basket first, lunch later, with no need to pretend the pool is still the main event.
The Costermano apartment suits an owner who wants an active, varied radius. A cycle in the morning can become lunch in a hill town, a swim by the lake and an evening on the south-facing terrace. For a day on the water, Boat Garda operates motorboat hire from Lungolago Cipriani in Bardolino; its official site provides bookings and identifies the embarkation point and nearby parking. Boat and licence requirements should be checked when reserving. The apartment’s precise internal area is not recorded in the current listing, so a credible comparison should not invent a price per square metre.
Vercana: Wind, Water and the Northern Lake
Vercana makes a different promise. The live apartment looks across Lake Como, the mountains and Domaso’s rooftops. Full-height glazing and the south-facing balcony place the view inside the daily routine. Down at Domaso, the wide beach and northern lake winds support sailing, windsurfing and kitesurfing from spring into autumn.

The ordinary errands are equally specific. The latest Domaso tourist map lists Supermercato Sigma at Via Case Sparse 105 and Il Negozietto at Piazza Ghislanzoni 3, the latter for cured meats, cheeses, wines, liqueurs and other food specialities. On the same square, Bar Gelateria Pochintesta at number 1 is listed for breakfast, gelato, newspapers and tobacco. None of this is glamorous, thank goodness. It is the useful geography that turns a view into a repeatable week. Opening times should still be checked locally.
The €10,000 Gap, Examined Properly
Eight Costermano shares total €1.032 million. Eight Vercana shares total €952,000. Those numbers are arithmetic, not automatic whole-property valuations. A co-ownership offer includes furniture, legal structuring, acquisition work, transaction costs, reserve funding and professional management setup. It will also usually include a renovation or, at minimum, an interior-designer-led cosmetic overhaul. The annual fee is equally important because it shows what the home costs after purchase.
The visible differences help explain the €10,000 choice. Vercana is smaller at 66 square metres but adds a second bathroom, an intimate six-unit complex and direct access to Domaso’s northern-lake sports culture. Neither wins on every line.
A one-eighth owner will normally receive roughly 44 to 45 days of use, depending on the specific calendar. At that scale, the best question is not which lake is more famous. It is which set of days the buyer will use. Garda rewards road trips, cycling and food-led weekends. Northern Como rewards balcony time, water sports and the drama of lake meeting mountain.
Four Seasons, Four Different Uses
Spring at Costermano can be organised around the bicycle before the hottest days arrive. The 22.1-kilometre hills-and-lake route is accessible enough to become a morning rather than an expedition. The same season at Vercana points towards walking, the first sailing courses and long balcony afternoons as activity returns to the northern lake.
Summer makes both pools and both lakes central. Costermano gives an owner several directions: the town of Garda, beaches, eastern-shore villages and the hills behind them. Vercana concentrates the day around Domaso’s beach, wind and water. In an eight-share calendar, that distinction helps households choose weeks according to what they want to do rather than according to the fame of the postcode.
Autumn may be Costermano’s strongest editorial season. Vineyards, olive harvests, cycling and food give the trip a structure after swimming stops being automatic. Vercana’s autumn is quieter and more visual, with walking above the lake and fewer demands on the timetable. Winter use should be checked against local services and the co-owner’s expectations; neither home needs to pretend to be a ski apartment to remain useful for restorative short stays.
What the Two Homes Share
Both homes use a south-facing outdoor space to turn the view into something more practical than a photograph. Both have two bedrooms and a shared pool. Both sit above, rather than directly on, the shore. That elevation brings perspective and calm, while making the car, e-bike or local transport part of some days.
Both also ask the same ownership question: will the household return often enough to value familiarity? Owner storage, a known kitchen and a consistent standard matter more on the sixth visit than on the first. This is where deeded co-ownership earns its place between a rental and a whole second home. It offers continuity without asking one family to carry every unused month.
The comparison should not be reduced to €10,000. It should end with a list of likely stays. If that list fills with cycling, market mornings, olive oil and short trips around several towns, Costermano has the stronger shape. If it fills with sailing, beach time, mountain views and a smaller northern-lake base, Vercana answers more directly.
Ownership Questions Before Lifestyle Questions
The pleasure of either home depends on clear documents. Buyers should review the property-owning entity, title, owners’ agreement, voting rights, annual budget, reserve policy, calendar, insurance, management contract and resale mechanism. The more attractive the view, the more important it is to keep the decision anchored to use and documents.
