44 NIGHTS MINIMUMThe public page advertises deeded 1/8 ownership and at least 44 nights; contracts govern exact rights.
TWO OUTDOOR ROOMSA private roof terrace for open-air living plus a covered balcony for shade.
COAST, CITY, AIRPORTThe listing places the sea on foot, Palma about 15 minutes away and the airport about 10 minutes by car.

The most useful feature of a second home is not always the one that photographs best. Sometimes it is the ease with which a Thursday evening can become a long weekend. A newly listed penthouse in Son Verí Nou makes that case neatly: the sea is a short walk away, Palma is close enough for dinner, and the airport is advertised as about ten minutes by car.

At €164,000 for a 1/8 share, the two-bedroom home is not an attempt to recreate a rural Mallorcan finca. It is a more urban proposition: a top-floor base on the south side of the Bay of Palma, with a private roof terrace, a covered balcony and shared pools. Its particular strength is usable proximity — the ability to combine coast, city and an easy arrival without treating every visit as a major expedition.

These are the current public-listing details, checked on 1 October 2026. The price is for the share, not the entire apartment. The listing describes deeded 1/8 ownership and full management; buyers should still review the title or company structure, co-ownership agreement, calendar rules, cost budget and resale provisions before committing.

A quieter address beside a very active bay

Son Verí Nou sits on the coast of Llucmajor municipality, immediately south-east of Palma. Llucmajor's tourism office describes this part of the municipality as a chain of residential coastal areas, with s'Arenal as the busier hub. That distinction matters. The address offers access to the restaurants, harbour and broad beach around s'Arenal without requiring the home itself to sit at the centre of the resort.

The listing places a local swimming spot within walking distance and Playa s'Arenal about five minutes away by car or e-bike. Official Palma tourism information describes Playa de Palma as a six-kilometre stretch with watersports and a seafront promenade. In summer it is busy; that should be treated as part of the location rather than edited out of the picture. The practical advantage is choice: swim locally when a quiet hour matters, or join the activity around the larger beach when the family wants paddleboarding, lunch or a longer promenade.

Palma is part of the weekly routine

The listing advertises Palma at roughly 15 minutes by car. Traffic and parking will change that, especially in high season, but the underlying point is sound: this is close enough for the city to become part of ordinary second-home life. Owners can buy fish at a market, see an exhibition, meet friends for dinner or walk the waterfront without turning the day into a cross-island excursion.

There is also a strong cycling logic. Palma's official tourism site identifies the coastal route between Porto Pi and s'Arenal, through Portixol and El Molinar, as one of the city's most popular rides. That does not make every road around Son Verí Nou equally pleasant or protected, so prospective owners should inspect the precise approaches. It does mean an e-bike can be more than a holiday prop: for the right rider, it links beaches, neighbourhood restaurants and the capital's seafront.

Why the airport distance changes the ownership maths

Co-ownership works best when allocated time can actually be used. A home that demands a long transfer tends to favour one or two extended holidays. A home near a well-connected airport can support a more varied calendar: four nights in spring, a week in early summer, another visit in autumn and a winter city break.

Palma de Mallorca Airport handled 33,806,427 passengers in 2025, according to Aena, with traffic primarily international and busiest in summer. Passenger volume does not guarantee a convenient flight from every city on every date, but it is evidence of a large, established gateway. The listing's advertised ten-minute drive should be checked at the time an owner expects to travel; seasonal congestion and flight schedules still matter.

The long-weekend test

Before buying, map a realistic door-to-door journey from home: airport arrival, baggage, ground transport and access to the apartment. Then test the return on a Sunday evening. A short advertised transfer is valuable only when the whole journey works for the owners who will use it.

Two outdoor rooms, not one showpiece terrace

The roof terrace is the obvious headline: a full upper level with coastal views and distinct areas for dining, shade and sunbeds. Yet the covered balcony below may prove just as important. Mallorca's midday sun can make exposed space less inviting at the very hour when a family wants lunch or a child needs shade. The balcony creates a cooler outdoor room beside the open living area; the roof can come into its own for breakfast, late afternoon and dinner.

That pairing makes the apartment more adaptable across seasons and different owners. It also creates questions worth asking at a viewing: What planting and furniture are included? Is there water and power on the roof? Who maintains shade structures? What wind exposure should be expected? Are barbecues or alterations restricted by the community rules? A terrace is most valuable when its operating details are as clear as its view.

The genuine listing photographs show mature palms, terracotta paving, pergolas and the Bay of Palma beyond nearby rooftops. They present a lived-in Mediterranean setting rather than a promise on a plan. Buyers should nevertheless confirm exactly which furniture, storage and equipment transfer with the share.

How 44 nights might feel in practice

The public page states 44 nights a year as the minimum for a 1/8 owner and says stays are scheduled fairly across the year. That is a useful quantity, but it is not yet a usable calendar. The important details are how far ahead owners can book, how peak weeks rotate, whether short stays carry cleaning charges, how cancellations work and whether unused nights can be rented, exchanged or carried forward.

For this particular location, a flexible pattern could be more valuable than one long summer block. Six nights around Easter, ten in June, a fortnight split across school holidays, a September cycling week and several winter city weekends can add up quickly. That is an illustration, not a promise: the actual booking rules and availability decide what is possible.

Running costs also need the same attention as the purchase price. The listing says each owner pays one eighth of the home's total running costs and that maintenance, cleaning and scheduling are managed. Ask for the current annual budget, reserve-fund position, community fees, insurance, management charges, cleaning policy and any anticipated capital works. Confirm which costs are fixed and which follow usage.

Who this share suits

This is a persuasive fit for buyers who value frequent, relatively simple visits more than complete seclusion. The two-bedroom plan suits a couple with guests or a small family; two bathrooms reduce friction. Pools and nearby swimming provide easy days, while Palma expands the cultural and dining programme beyond the beach. The roof terrace gives the home a sense of occasion without the maintenance burden of a detached villa.

It is less obvious for someone seeking silence in the countryside, extensive private grounds or a different bedroom for a large group. Proximity to s'Arenal and the airport brings movement as well as convenience; aircraft noise, traffic and summer activity should be judged in person at relevant times of day. Nor should buyers assume a 1/8 share can be resold instantly or will appreciate. Exit procedures, transfer costs and the operator's resale process belong in the legal review.

For readers interested in seeing how a different part of the island supports a more sport-led rhythm, COP's autumn cycling guide to Nova Santa Ponsa offers a useful counterpoint.

Five questions to ask before enquiring

  1. What exactly is owned? Request the title information, ownership-entity documents and co-ownership agreement.
  2. How does the calendar work? Ask for the booking window, peak-season rotation, short-stay rules and a current sample calendar.
  3. What is the full annual budget? Separate community, management, maintenance, insurance, utilities, cleaning and reserve contributions.
  4. What belongs to the share? Confirm furniture, roof-terrace equipment, owner storage and responsibility for replacements.
  5. How does an owner exit? Review transfer restrictions, fees, valuation process and any operator involvement in resale.

Frequently asked questions

Is €164,000 the price of the whole penthouse?

No. It is the current asking price for a 1/8 share. Purchase costs and ongoing ownership expenses should be confirmed separately.

How many nights does a 1/8 owner receive?

This listing advertises at least 44 nights a year. Exact dates, peak-season access and booking priority depend on the applicable calendar rules and contract.

Is this the same as a timeshare?

The public listing describes real, deeded co-ownership rather than points or a contractual right to occupy. Buyers should have an independent lawyer confirm the precise ownership structure and rights.

Can the share be rented out?

Do not assume so. Rental rights can be limited by the co-ownership agreement, community rules, operator policy and local regulation. Obtain the current written terms before relying on rental income.

Does COP manage the home?

No. COP is the introducing property platform. The listing describes the home as fully managed; ask who the operator and local manager are, what their services cover and what fees apply.
