What is fractional ownership in Palm Springs?
Fractional ownership in Palm Springs means buying a real share, usually 1/8, of one specific, fully managed desert home, shared with up to seven other owners. Each owner gets around six weeks a year through a fair booking calendar, and the team that manages the home looks after the pool, the garden, cleaning, repairs and bookings. Across our Coachella Valley homes, shares currently run from $125,000 to $695,000. It is real ownership of a piece of the home, not a timeshare.
Why Palm Springs?
For nearly a century, Palm Springs has been where Los Angeles goes to get warm. Hollywood stars of the 1930s to 1960s came out to the desert for long weekends, and the architects who built their houses left the town with the finest collection of mid-century modern design in America. The low-slung houses with butterfly roofs, breeze-block walls and walls of glass facing the pool are still there, still lived in, and now admired by design lovers all over the world.
The climate is the other half of the story. The Coachella Valley sits in the Colorado Desert, sheltered by the San Jacinto and Santa Rosa mountains. From November to April, days are typically dry and sunny, in the 70s and low 80s°F. That is shirt-sleeve weather by the pool while much of North America and Europe is in winter coats. Evenings are cool enough for a fire pit, and snow often caps Mount San Jacinto above town.
Today the valley is a string of cities along Highway 111, each with its own character. Palm Springs has the architecture, the restaurants and the walkable downtown. Palm Desert has El Paseo's boutiques and galleries. Indian Wells is home to one of the world's great tennis tournaments, and La Quinta has some of the most celebrated golf in the West. Add more than a hundred golf courses, the Coachella and Stagecoach festivals, and Joshua Tree National Park an hour away, and you have a winter home that never runs short of things to do.
It is also one of the most affordable ways into a California home through co-ownership: every home we list here has a private pool, and most have four bedrooms or more. Compare the coast in our California beach homes guide, or wine country in Napa & Sonoma.

Palm Springs
Palm Springs is the valley's most famous name and its liveliest town. Palm Canyon Drive runs through the heart of it, lined with restaurants, bars, vintage shops and galleries. On Thursday evenings it closes to traffic for VillageFest, the long-running street fair. North of downtown, the Uptown Design District gathers furniture and design stores, and old favorites like Cheeky's for brunch, Spencer's and Melvyn's at the Ingleside Inn keep the old Palm Springs spirit alive.
The architecture is everywhere. You can drive past Richard Neutra's Kaufmann House, Frank Sinatra's Twin Palms by E. Stewart Williams, and John Lautner's Elrod House, which played a starring role in a James Bond film. Then stop at the Albert Frey–designed Tramway Gas Station, now the visitor center. Neighborhoods such as the Movie Colony, Old Las Palmas, Vista Las Palmas and Racquet Club Estates are full of original homes. Above it all, the Palm Springs Aerial Tramway's rotating cars climb about ten minutes from the desert floor to over 8,500 feet, into the pine forests of Mount San Jacinto State Park. In a single afternoon you can swim in your pool and walk in mountain snow.
Just south of town, the Indian Canyons hold Palm Canyon, one of the largest California fan palm oases, with easy trails along a desert stream.
Best for: design lovers, couples and friends who want restaurants and nightlife on the doorstep, and anyone who likes to arrive at the airport and be by the pool within fifteen minutes.
La Quinta
At the southern edge of the valley, La Quinta sits in a bowl of rugged mountains that turn pink and gold at sunset. It is a golfer's town. PGA West includes Pete Dye's famous Stadium Course, with its island-green 17th known as "Alcatraz," and each January the PGA Tour's The American Express is played at PGA West and La Quinta Country Club. The La Quinta Resort & Club, which opened in 1926, is one of the oldest resorts in the desert and still one of the loveliest, with Spanish-style casitas and gardens of bougainvillea.
Old Town La Quinta has relaxed restaurants and a Sunday farmers' market. Lake Cahuilla and the trails of the Cove lead straight from the edge of town into the mountains.
Best for: golfers, families who want space and a quieter pace, and owners who love hiking straight out of town.
Palm Desert
Palm Desert sits in the middle of the valley, which makes it an easy base for everything. El Paseo is its showpiece: a palm-lined avenue of boutiques, galleries and restaurants, often called the Rodeo Drive of the desert. The Living Desert Zoo and Gardens is a favorite with children and grandparents alike, the McCallum Theatre brings touring shows and concerts all winter, and Desert Willow Golf Resort is one of the most admired public courses in the valley.
Best for: families, shoppers and owners who want the whole valley within twenty minutes, from Palm Springs restaurants to La Quinta golf.
Indian Wells
Indian Wells is small, green and beautifully kept, with resort hotels, two championship courses at the Indian Wells Golf Resort, and streets that feel like a private club. Every March it becomes the center of the tennis world. The BNP Paribas Open at the Indian Wells Tennis Garden draws the top men and women players for two weeks, and many players call it the "fifth Grand Slam." Owning a home a few minutes from the gates during tournament fortnight is one of the great pleasures of the desert.
Best for: tennis fans, golfers and buyers who want a calm, polished setting with the rest of the valley close by.
A year in your Palm Springs co-ownership home
The desert has a clear rhythm, and the booking calendar shares the most popular weeks fairly between owners, so everyone enjoys the high season over time. Each season has its own reasons to come.
Winter (December–February)
This is the classic desert season: blue skies, days in the high 60s and 70s°F, and cool, starry nights. The Palm Springs International Film Festival opens the year in January, and The American Express golf tournament comes to La Quinta the same month. In February, Modernism Week opens the doors of famous mid-century homes for tours, talks and parties. It is the design world's favorite reason to visit, and there is a smaller preview in October. In Indio, the Riverside County Fair & National Date Festival celebrates the valley's date palms. Be sure to try a date shake at Shields Date Garden, a local tradition.
Spring (March–May)
If one week stands out, it is mid-March. The BNP Paribas Open is in full swing at Indian Wells, the days are in the low 80s°F, and after a wet winter the desert wildflowers bloom in nearby canyons and parks. April brings the valley's biggest weekends. The Coachella Valley Music and Arts Festival takes over the Empire Polo Club in Indio for two weekends, followed by the Stagecoach country music festival. A home with a pool and space for friends is the best festival base there is. Spring is also the ideal time for Joshua Tree National Park, about an hour's drive away, with its giant boulders, twisted Joshua trees and some of the darkest night skies in Southern California.
Summer (June–September)
Summer is hot, dry and wonderfully quiet. Owners have the restaurants to themselves, swim at sunrise and under the stars, and ride the Aerial Tramway up to the cool pine forests of Mount San Jacinto for an afternoon hike.
Autumn (October–November)
Autumn is when the valley comes back to life. Pools are still warm, the golf courses reopen in fresh green after their autumn overseeding, Modernism Week's October preview returns, and restaurants roll out their new seasons. Thanksgiving in the desert, with a long lunch outside in the sunshine, has become a tradition for many families.
Who buys in Palm Springs, and why
The Coachella Valley has always drawn people from Los Angeles, San Diego and Orange County, who can drive out on a Friday afternoon. It also draws buyers from Seattle, Vancouver, Calgary, Chicago, New York and other cold-winter cities with seasonal nonstop flights, and a growing number from the UK who want reliable winter sun with a California lifestyle. Fractional ownership suits:
- Winter-sun seekers who want warm weeks between November and April.
- Golfers and tennis players who want PGA West or the Indian Wells Tennis Garden close by.
- Design lovers who have always wanted their own piece of mid-century Palm Springs.
- Families and groups of friends who need four or more bedrooms and a pool for holidays and festival weekends.
Practicalities: getting there and what you own
Getting there
Palm Springs International Airport (PSP) is one of the most relaxed airports in America, with open-air walkways and palm trees, just minutes from downtown Palm Springs. In the winter season it has nonstop flights from across the US and Canada, including seasonal service from the New York area (around six hours), as well as Seattle, Chicago, Denver, Dallas, Vancouver and Calgary, with year-round connections through the big western hubs.
From London, fly nonstop to Los Angeles (LAX), about eleven hours, then either take a short connecting flight to PSP or drive about two to two and a half hours east on Interstate 10. Many UK owners connect through Seattle, San Francisco or Dallas instead. From Los Angeles the drive is roughly two hours outside rush hour, and from San Diego about two and a half. Ontario International Airport (ONT), about an hour and a quarter away, is another handy option.

Running costs are shared between the owners, so no one carries a whole desert home alone, and we send any home's yearly figures on request. To see how a share compares with buying outright for your own plans, try our holiday home cost calculator.
What you actually own
You own a real share of the home, a named house with its own pool, together with a small group of co-owners. Your share can be sold and passed on to your heirs, and it moves with the value of the house. It is not a timeshare, a points club or a rental program. How ownership is set up for each home, and how resales work, is explained by the team that manages it before you buy.
How co-ownership works in a Palm Springs home
Each home is professionally managed from the day it opens. Between stays the team looks after the pool and spa, the desert garden, cleaning, linen, repairs and the bills, so you arrive to a ready home with the pool sparkling and leave without a list of jobs.
Your nights are booked through the home's calendar, which shares the most wanted weeks (Coachella, the tennis fortnight, Modernism Week, Christmas and New Year) fairly between owners over the years. You can usually bring family and friends, or send them in your place, within the house rules. Short-notice stays are often possible when the home is free.
Whether you can rent out your weeks depends on the home and on its rules, and the team that manages it can explain what is possible. Big decisions about the home are made together by the owners.
